5 Questions to Consider Before Buying a Home

The first step is to determine what your long-term goals are and how the house fits into those goals. Maybe you want to turn those "wasted" rents into mortgage payments that will give you something tangible: equity.

Maybe you're tired of constant leases and successive house changes and are looking for something more stable.

Or maybe you see home ownership as a sign of independence and like the idea of being your own owner. Also, buying a home can be a good investment.

Here are five questions to consider before buying your home:

A real estate agent will help you find homes that meet your needs at an affordable price. Then they can help you negotiate the purchase process, like making an offer and filling out documents.

A good mediator protects you from any pitfalls that may arise during the process.

What does T0, T1 or T4 mean?

The Housing Typology is used to designate the number of floored rooms in a house, as well as the structure and division of areas.

Rooms are bedrooms, living and games rooms, library, office, etc.

The origin of the term is associated with the divisions of the house, whose floor usually had wooden floors.

T3 is the term for a house with 3 bedrooms and a living room.

4-room apartment refers to an apartment with 3 bedrooms and a living room.

EXAMPLES

Also called "Studio", T0 is a house that does not have any separate bedroom, that is, it only has a room (bedroom and living room), plus kitchen and bathroom.

T2+1

The +1 is used to indicate one more room that can be an annex, the basement, a room without direct light (no windows) or a room that does not meet acceptable standards of size (less than 9m2).

Shortage

It is the time that the landlord gives the tenant to adjust and adapt the property to the needs of their activity. In this case, the grace period is equivalent to the time required to complete the works. It is a common practice in the leasing of commercial real estate.

Security deposit

It is a type of guarantee, widely used in leasing contracts, which can be demanded by the landlord. It is agreed in advance between landlord and tenant, and can cover the absence of payments and/or physical damage to the property.

Right of first refusal

When a leased property is offered for sale, the tenant/lessee has the preemptive right to purchase it. In other words, the owner/landlord must give the tenant the opportunity to exercise his preemptive right.

Property reservation

It is a right given to the seller of the property that he reserves as his property, until the buyer complies (in whole or in part) with all the conditions set out in the negotiation contract.

Signal

Common in purchase and sale contracts, the down payment, also called an "entry to reserve" is an initial payment that the buyer makes in order to secure the purchase of a property. It is usually a portion of the total price of the property, such as 10% or 20%.

Adverse Possession

It is the acquisition of real estate by possession (the real estate is already being used by the interested person), when nobody contests them, during the period of time specified in the law (between 5 and 20 years according to the Civil Code), with the intention of to become its owner.
